My name is Marshall Saul and I recently purchased a foreclosure townhome in the Brookhaven area with the help of Keller Williams Agent, Jenny Stevenson. Let me start off by saying what an amazing agent Jenny is. So, rest assured no matter what sort of purchase you decide to make Jenny will facilitate a smooth and professional process throughout. Apparently, you are a deciding whether a foreclosure property would make sense for you. This can be a tough decision depending on the circumstances. I really had no intentions of purchasing a foreclosure and actually had an offer in on a resale at the time we found the home I am in today. I heard all the horror stories about decrepit properties, problematic lending, title issues, etc... However, after a little research, it all began to make more sense. I found a place I really loved and I decided to see what this ?foreclosure' thing was really all about.

Now, you are dealing directly with the bank, so know the offer stages may be a little scary. Assuming they accept, everything thereafter will be fairly standard difficulties that may come along with the lending and closing process. You really can scoop something up way under market value right now and assume substantial positive returns in the future. With the guidance of Jenny, I made an offer for 150K less than the place originally sold for and about 50K less than current comparables were going for in the area. The bank accepted, I closed a month later and I am now beginning to get settled into my new life with my wonderful foreclosure townhome. However, I'm sure there are certain foreclosure properties out there that don't quite make the cut. I was really lucky to find a place that was not in need of much repair and technically move in ready on the day of closing. The process may be a little more arduous and scary from regular resale purchase, but if you do it the right way you should be very pleased at the end result.

So, take this for what its worth. I am the owner of great place in Brookhaven and it was a foreclosure property. Whatever you decide to do, understand you are way ahead of the game already just by having Jenny as your agent. She continues to impress even long after closing, from meeting with the plumber, to coordinating everything with the HOA, to having it cleaned for us for move-in day, general check-up calls, and more.
